Whether you already own vacant land and are ready to build your dream home or if you are buying the land with the first draw of your construction loan, we are ready to assist you!

Attorney services to be rendered in connection with your construction:  Review of contract for land purchase and/or contract for the new home construction; providing attorney approval/disapproval on your behalf; review written financing commitment from lender;
review title documents and raise title objections; continual and constant communication with you, other attorneys, lender, title insurers, realtors, and insurance agents to ensure all arrangements for closing are mutually satisfactory; order title insurance; obtain updates to abstract and survey as lender requires for draws; and attend closing.

Commercial Real Estate
We are well versed in commercial real estate matters, from residential rental properties to industrial properties.  We can assist in drafting and negotiating the sale/purchase offer; preparation and review of Environmental Phase I/II reports; and preparation and review of due diligence documents.  We are well versed in commercial leases and will assist in adjusting rent and assigning leases at closing.  We can also assist in obtaining site plan and zoning approvals. 

Miscellaneous Real Estate Matters and Manufactured Homes
We have experience with oil and gas leases, conservation easements, parcel subdivision requirements, rights of way, solar panel and windmill leases.  We can also assist with site plan and zoning approvals.

Buying or selling a manufactured home?  We can assist.  We are well versed in manufactured home contracts; park membership approvals and UCC searches.  A typical manufactured home closing occurs within two (2) weeks of signing the contract.  To get started, please have your realtor fax us the contract or contact us for assistance in writing the sale/purchase contract.  Mobile homes older than 1995 do not need to be titled through the New York State DMV and are transferred simply by Bill of Sale.  Newer mobile homes, are transferred by DMV title transfer and Bill of Sale.
